All-in-One Property Rental & Management App

AaiNova built the complete product end to end: UI/UX design, a Flutter Android app, a Laravel backend (API) and a Vue-based web admin panel for the client's team. Instead of separate tools for searching, paperwork, payments and communication, every stakeholder gets one app with a workspace built for their role. AaiNova also provides ongoing application development and maintenance as the product continues to grow.

1. Role-Based Experiences

From the first screen, the app asks what brings the user there, whether to find a property or list one, and then opens the tools that fit. Tenants, owners, brokers, hostel/PG managers, society managers, residents, guards, sellers and service providers each get their own module and see only what they need.

2. Property Search & Roommate Finder

Users can browse listings for rent, sale, lease, short stays and hostels, with filters such as location, budget, property type (1RK, 1BHK, 2BHK, 3BHK, apartment) and amenities. Each listing card shows beds, baths, area and price at a glance. Tenants can shortlist favourites, schedule visits with owners, apply for rentals and find compatible roommates for shared housing.

3. Simple Listing & Property Management

Owners can list a property in minutes through a step-by-step listing wizard. A dashboard brings active properties, clients, applications and agreements into one view, so owners can review tenant profiles, schedule visits and track rental history without leaving the app.

4. Online Payments, In-House KYC & Digital Agreements

Payments run through Razorpay, with payment history tracked inside the app and support for refunds. KYC is built in-house: users upload their Aadhaar, PAN and bank details, and the client's admin team reviews and approves them from the admin panel, which builds trust between owners and tenants. Rental agreements are generated as PDFs in the app and signed by the parties on an in-app signature pad, with no printing or running around.

5. A Guided Booking-to-Agreement Flow

The heart of the platform is a step-by-step flow: token payment, owner approval, digital agreement, signatures and finally the deposit. It runs across rent, lease, sale, short-stay and hostel bookings, and the app and backend stay in sync at every step. Each stage unlocks the next. For example, an owner can approve a tenant only once the token payment has been recorded against the application.

6. Real-Time Chat & Price Negotiation

Tenants, buyers, owners and brokers can chat in real time inside the app and receive push notifications. Price negotiation follows a range-based flow, so enquiries and deals stay in one place instead of being scattered across calls and WhatsApp.

7. Broker Growth Tools

Brokers get a dedicated workspace to manage leads through their pipeline, list and manage properties on behalf of owners, and track client properties as live or rented. Commission details are recorded per property owner, and broker-specific plans support brokers as their business grows.

8. Hostel, PG & Society Management

Hostel and PG managers get a dedicated module to list hostel inventory and handle bookings. Society managers get a dashboard with active residents, vendors and buildings, a guided setup tracker, and quick actions to add residents, vendors and guards or post announcements. 9. Web Admin Panel

A web admin panel gives the client's team control of the platform. They can approve KYC submissions, verify properties before they go live, send announcements to users and manage platform settings.
